Ringing in the New Year✨

by anneandersonhomes

Hello Friends and Happy New Year!

We are off and running this New Year starting with some happy sellers on the South Hill in Stillwater! They purchased their home in the spring of 2020 for $494,000. We listed their home in December as a Coming Soon listing so agents and buyers could get their ducks in a row, had about 25 showings scheduled starting on a Friday, and the sellers packed up and moved into a hotel with their little ones for the weekend (our treat.) We scheduled an Open House on Sunday, so buyers would have a chance to come back and take a second look so as to NOT make a snap decision (which sometimes results in cancellations which nobody likes!) and asked that offers (there were 7) be submitted by 10:00 am on Monday. By midday we were signed, sealed and delivered. Listing price: $529,900. Sale price: $550,000. The winning offer was cash, no inspection, a quick closing, and a free rent-back to the sellers so they could find their next home and move without stress. Other offers were right on their tail with terms but in this instance, the cash offer won.

We know moving is one of the most stressful and exciting times in the lives of our fellow humans! It’s also one of the largest financial transactions we all make. We place a high value on making this process as smooth as possible for each and every one of our buyers and sellers. If you are considering a move, or someone you know might be, we’d love to have the opportunity to discuss the possibilities!

Cheers,

Anne

ICYMI: Social Media

✨✨I love the start of a New Year with all of the possibilities it holds! Making plans to improve both personally and professionally are always on my agenda. Anyone who knows me, knows I don’t sit still very well. ??‍♀️That used to get me in trouble as a child! Now, I’m embracing that energy and look forward to where it will take us this year!

Comparing this November’s numbers to previous years, this graph shows that the index is higher than last year and much higher than the three years prior to the pandemic. ?

Clearly, there’s an influx of buyers searching for your home! ?

If you’ve been debating whether or not to sell your house and are curious about market conditions in your area, let’s connect so you have expert advice on the best time to put your house on the market. ??

Congratulations to our sellers! They just received $20k over list price with competing offers. How? We executed our listing launch system (tweaked to their individual needs) and got them a wonderful buyer! The terms they received allow them to move forward on the purchase of their next home and they are off to their next destination! Reach out today for the details on how this came together. I’d love to share ?
