So, What is Considered a Luxury Market Anyway?

Well, its definition varies by state and by county according to the Institute for Luxury Home Marketing. *We are seeing most markets in North American are in the same “Seller’s Market” conditions as we are seeing here. in Washington county any listing above $640,000 is considered to be part of the luxury market. This sector has seen a substantial increase just in the last year and is enjoying a seller’s market right along with the other price brackets. Here is a look at Q1 2021 compared to Q1 2020:
 
Cum. Days on Market on Ave:  143 in Q1 ’20 vs. 125 in Q1 ‘21
Number of Listings: 44 in Q1 ’20 vs. 73 in Q1 ’21
As you can see there has been 60% increase in number of listings sold accompanied by a higher list to sale price ratio this year as compared to last (95% vs 89%) and fewer cumulative days on market, too.

Gone are the days, for the foreseeable future, that luxury home sellers languish on the market as we saw even five years ago. So, if you’re in the luxury bracket and are thinking of selling, you will find that with proper preparations, processes, and marketing you’ll find a friendly market waiting for you.
