Well, its definition varies by state and by county according to the Institute for Luxury Home Marketing. *We are seeing most markets in North American are in the same “Seller’s Market” conditions as we are seeing here. in Washington county any listing above $640,000 is considered to be part of the luxury market. This sector has seen a substantial increase just in the last year and is enjoying a seller’s market right along with the other price brackets. Here is a look at Q1 2021 compared to Q1 2020: |

| As you can see there has been 60% increase in number of listings sold accompanied by a higher list to sale price ratio this year as compared to last (95% vs 89%) and fewer cumulative days on market, too. Gone are the days, for the foreseeable future, that luxury home sellers languish on the market as we saw even five years ago.
